believes that teamwork is the cornerstone of any successful undertaking.
By utilizing our team approach to project development, we can combine
our experience with the needs of the client to maximize the efficiency
of all design and construction elements. Together, our team can
produce the best possible return on the Owner's investment. Our
goal is to always respond to the client's needs established from
carefully listening to clients - especially the "end user". To accomplish
this, we will always ask the "extra" or one last question.
This teamwork approach creates a synergy
among team members that builds upon itself. Teaming allows all members
of the project team to overlap and interlink their experience, talents
and specialties and allows a project to move faster and more defiantly
through every phase of development.
Preconstruction Phase:
• Pre-qualify
contractors and suppliers in order to ensure that only the most
capable will be involved.
• Develop a shop drawing submittal process to best increase the efficiency and quality control to avoid any potential delays.
• Initiate a detailed scope letter for all bidding suppliers and subcontractors that determines their schedule expectations, services and duties in order to clarify the teams's expectations of their goods and services.
• Review and analyze all bids to determine that they properly meet the scope of work required.
• Negotiate and award contracts with
qualified subcontractors and suppliers to avoid potential scheduling
or availability problems.
• Expedite the procurement of long lead items by paying special attention to problem areas that have a recent history of impeding a project's development.
Construction Phase:
• Hold weekly
meetings with team members and expand the meetings to include key
subcontractors and suppliers
• Provide a constantly updated project
schedule in the weekly construction meetings that focuses on the
next three upcoming weeks and integrates all subcontrator schedules.
• Constantly review each aspect of
the project and determine how it relates to the project as a whole.
This allows input from all team members.
• Provide monthly progress and cost
reports to all team members and analyze all changes to determine
their impact on the success of the project.
• Utilize scheduling software for
Critical Path Management scheduling. We will customize and detail
the project schedule through construction completion to meet the
project's specific needs.
• Allocate the timing of labor and
material to ensure that the project proceeds smoothly and all bid
packages are coordinated properly.
• Provide comprehensive on-site management with a qualified full-time Superintendent.
• Continual, daily review by the contractor and consultants of the workmanship and quality of subcontractors and employees.
Post Construction Phase:
• Walk through the project to define punchlist items and complete all unfinished details in an expedient manner.
• Provide dependable follow-up and
excellent availability due to reputation and proximity.
• Provide as-built drawings that realistically reflect changes and/or modifications to the original documents.
• Provide owner operation manuals of all building equipment and conduct on-site training.
• Follow up with one year walk through
of the facility to discuss items that need additional attention.
